The parts the brochures leave out
Blackstream | Christie's International Real Estate
Every private community in these mountains publishes a beautiful brochure. None of them will tell you which driveways hold ice in February, what the second bill is, or which phone number in the resident handbook has been wrong for two years.
These guides do. We check every number against the source, flag what we cannot confirm, and put our name on the result. They are free, they are not gated behind a call, and we would rather you read one and decide this is not for you than the other way around.
The Shelf
All seven communities and how one membership reaches every club. The Mountain Region in depth. Then the owner's directory: gates, associations, utilities, schools, hospitals, and the two residency deadlines that carry a penalty. Roughly ninety contacts, each checked against the source.

A single-community deep read on The Cliffs at Glassy. What the tiers actually buy, which ridges hold the view, and the grades nobody mentions until the second showing.
Keowee Falls, Keowee Springs, and Keowee Vineyards. Dock permits, shoreline classifications, water levels, and the difference between lakefront and lake access when the drought comes.
The plateau at four thousand feet. Club structures, seasonal closures, and what a six-month season does to carrying cost.
Also From Us
If you are on the other end of the transaction, there is a guide for that too. A Seller's Field Guide covers what happens from the day you list to the day you hand over the keys, including the commission conversation and what the fee actually buys.
There is also the record. Five homes closed inside The Cliffs at Glassy between June and September 2026, and we published all five in full: every price cut, every day on market, the comparable sales each valuation was built from, and the one forecast we got wrong. Read the case study.
